About Ziggu

The buyer portal for Belgian property developers.

Ziggu was founded in Ghent in 2017 and grew into the buyer portal that a large share of Belgian residential developers use to run off-plan projects. The platform covers the buyer side of a nieuwbouw project end to end: a branded portal per project, structured choices and meerwerk approvals, document storage for plans and contracts, financials and payment schedules, voorlopige oplevering and snagging lists, and after-sales requests once kopers move in. Customers include Belgian developers like Immobel and Hoprom.

The point of pulling Ziggu into a warehouse is that the buyer journey for a nieuwbouw apartment runs eighteen to thirty months and crosses three teams that rarely share a system. Sales sits in the CRM, the choices and meerwerk live in Ziggu, the invoicing happens in the accounting tool, and the snagging list shows up again at oplevering. In a warehouse, every approved keuze, every meerwerk-bedrag, every defect logged after sleuteloverdracht and every payment milestone sit next to the unit, the koper and the project. The questions a developer asks at the partner meeting (which units are slipping, which kopers cost the most after-sales hours, which projects show meerwerk-marge drift) become answerable on real data instead of werfleider memory.

What your Ziggu data is for

What you get once Ziggu is connected.

Project-level reporting

Choices, meerwerk, snagging and payments per unit on one screen.

  • Meerwerk per unit against the base sales price
  • Open snagging points per project, days since logged

  • After-sales requests open a ticket on the right unit

AI workflows

Turn Ziggu history into project and koper insight.

  • Snagging-volume forecasting per developer per project type
  • Meerwerk-uplift scoring per finishing package and koper segment
  • Time-to-resolution prediction on after-sales tickets

Custom apps on your data

Internal tools on Ziggu data for sales, project leads and finance.

  • Project dashboard with units sold, meerwerk and oplevering status
  • Sales-handover view with the latest koper choices and questions

Real business questions

Answers you will finally get.

How much meerwerk did we approve last quarter that has not yet been invoiced?

Meerwerk approved in Ziggu, joined to invoice runs in your accounting tool, by koper and unit. Surfaces the extras that the koper signed off on but the finance team never billed, before the year-end review turns it into a write-off.

Which projects are heading toward a noisy oplevering?

Snagging volume and resolution time, against project stage and contractor mix, compared to projects that delivered cleanly. Flags the developments where the punch list is growing faster than the team can clear it, with weeks of runway left to add capacity.

Which kopers are absorbing the most after-sales hours?

After-sales tickets in Ziggu joined to unit, project and contractor responsible, scored on hours spent per case. Lets the developer see the kopers, units and partners that drive the bulk of the post-handover load.

Value for everyone in the organisation

Where each function gets value.

For finance leaders

Meerwerk approved versus meerwerk invoiced, payment milestones outstanding per koper, and per-unit margin tied to the accounting ledger. Year-end stops relying on the project lead remembering which extras were billed where.

For sales leaders

Choice-funnel completion per project, time-to-decision per koper segment, and meerwerk-uplift per finishing package. The next campaign targets the segments and packages that paid, not the ones that felt popular.

For operations

Snagging volume, resolution time and contractor responsibility per project. Capacity calls land on the projects that need them, on data the project leads already produced in Ziggu.

Ideas

What you can automate with Ziggu.

Pair with Exact Online

Send Ziggu meerwerk approvals into Exact Online

Every meerwerk a koper approves in Ziggu becomes a draft invoice on the right project administration in Exact Online, with VAT and grootboek coding resolved. Developers stop chasing the project lead at month-end for the list of extras that still has to be billed.

Pair with Teamleader Focus

Hand Ziggu choices over to Teamleader Focus

Sales-side records in Teamleader Focus pick up the latest koper choices, meerwerk totals and document status from Ziggu. The account owner walks into the next call with the full picture instead of the version sales had at compromis.

Pair with HubSpot

Surface Ziggu project status on HubSpot deals

Open snagging points, meerwerk volume and oplevering date on the HubSpot deal that sold the unit. Marketing knows when a koper is in heavy after-sales and stops sending newsletters that look tone-deaf during a defect dispute.

Pair with Hello Customer

Tie Hello Customer scores back to the Ziggu unit

Hello Customer surveys after voorlopige oplevering and after sleuteloverdracht come back tied to the Ziggu unit, project and contractor. Two Ghent-grown platforms put a satisfaction number next to the snagging list and the meerwerk file.

Three steps

From Ziggu to answers in three steps.

01

Connect securely

OAuth authentication. Read-only by default. We sign a DPA and your admin keeps the keys.

02

Land in your warehouse

Data flows into your warehouse on your schedule. Near real time or nightly, your call. You own the data.

03

Reporting, automation, AI

We build the first dashboard, workflow or AI feature with you, then hand over the keys. Or we stay on for ongoing delivery.

Two ways to work with us

Pick the track that fits how you work.

Track 01

Self-serve

We set up the foundation. Your team builds on top.

  • Ziggu connector configured and running
  • Warehouse set up in your cloud account
  • Clean access for your Power BI, Fabric or Tableau team
  • Documentation on what's in the data model
  • Sync monitoring so you're warned before reports break

Best fit Teams that already have a BI analyst or data engineer and want to own the build.

Track 02

Done for you

We build the whole thing, end to end.

  • Everything in Self-serve
  • Dashboards built to the questions your team actually asks
  • Automations between your systems
  • AI workflows scoped to real tasks your team runs
  • Custom apps where a dashboard does not cut it
  • Ongoing delivery at a pace that fits your team

Best fit Teams without in-house BI or dev capacity. You tell us what you need and we deliver it.

Before you book

Frequently asked questions.

Who owns the data?

You do. It lands in your warehouse, on your cloud account. We don't resell or aggregate it. If you stop working with us, the warehouse stays yours and keeps running.

How fresh is the data?

Near real time for most operational systems. For heavier sources we schedule hourly or nightly. You pick based on what the reports need.

Do I need a warehouse already?

No. If you don't have one, we help you pick one and set it up as part of the first delivery. Common starting points are Snowflake, Microsoft Fabric, or a small Postgres start.

Does the sync include unit-level meerwerk and choice detail?

Yes. Approved choices, finish packages and meerwerk amounts are first-class in the warehouse, attached to the unit, the koper and the project. That makes margin and invoicing analysis work on the same grain Ziggu already captures, not on a roll-up that loses the per-unit detail.

Does the connector cover the after-sales and snagging stream?

Yes. Snagging points logged at voorlopige oplevering and after-sales tickets raised after sleuteloverdracht are pulled with their status, owner and resolution time. Developers can see which projects, contractors and finishing partners drive the bulk of the post-handover load.
