About Benchmarking Alliance

The Nordic benchmark for hotels, conferences and DMOs.

Benchmarking Alliance is a Stockholm-based SaaS platform that started in 2010 and grew into the standard hospitality benchmark across the Nordics and the Baltics. The platform now covers Sweden, Norway, Denmark, Finland, Iceland, Estonia, Latvia, Lithuania, Spain and Mexico, with more than 2,500 reporting properties and 13,000 users including Marriott, Hilton, Scandic, Radisson, Best Western and Strawberry Hotels.

Hotel Trends, On-the-Books, Conference Trends, Camping Trends and Event Intelligence aggregate anonymised performance data from integrated PMS and conference systems into a comp set you define yourself. Once those benchmarks live in your warehouse next to your own PMS revenue, channel mix and labour cost, the daily index move stops being a number on a portal and becomes a signal you can act on.

What your Benchmarking Alliance data is for

Real business questions

Answers you will finally get.

Are we winning or losing share against our Nordic comp set?

RevPAR, ADR and occupancy index per property over the rolling twelve months, with the four-week trend marked. Drops are split by segment and day of week so the conversation goes to the right room type and the right channel mix.

Where is forward pace soft for the next 90 days?

On-the-Books pace versus same-time-last-year, broken down by arrival week and segment. The weeks where pace lags the comp set by more than the threshold you set get flagged before pricing and distribution decisions are due.

Did the local event calendar move our market?

Event Intelligence dates lined up with daily pace and pickup, so a concert weekend or a trade fair shows on the chart next to the index move. The view shows whether the market lifted with the event or whether your property missed the lift.

Value for everyone in the organisation

Where each function gets value.

For finance leaders

Owner reports that reconcile PMS revenue with Benchmarking Alliance indices. Stop sending two PDFs and explaining why the index in one does not match the actuals in the other.

For sales leaders

Corporate and group sales walks into rate negotiations with the same comp-set view ownership reads. You see whether the share you lost is going to direct competitors or to a softer Nordic market overall, and price the next group block accordingly.

For operations

Revenue management with comp-set context next to PMS pace, channel mix and labour cost. The daily pricing call has the same numbers the GM and the owner are reading, with Nordic-market context already built in.

Ideas

What you can automate with Benchmarking Alliance.

Pair with Exact Online

Reconcile PMS revenue with the Nordic benchmark in the books

Monthly Benchmarking Alliance indices land in the warehouse next to the revenue posted in Exact Online. Owner reports show RevPAR, ADR and occupancy index per property alongside invoiced revenue and operating result, so the variance story is built once and not retyped from a portal.

Pair with Slack

Push pace and index alerts into the revenue channel

When RevPAR index for a property drops two weeks in a row, or when On-the-Books pace lags same-time-last-year by more than the threshold you set, a message lands in the revenue channel with the property, the segment and the suggested next look. The morning stand-up starts with the alert, not with the report.

Pair with monday.com

Turn benchmark misses into revenue actions

Each weekly Benchmarking Alliance drop creates an action item on a monday.com board with the affected property, the responsible revenue manager and the deadline before the next weekly report. The board closes the loop between the benchmark moving and someone doing something about it.

Pair with HubSpot

Feed Nordic market context into corporate-sales outreach

Comp-set occupancy and segment indices flow into HubSpot as company properties on your corporate-account records. The sales team sees which Nordic markets are running soft when they negotiate group and contract rates, and pace data tells them where they have room to push.

Pair with Mailchimp

Time leisure campaigns to weak forward pace

On-the-Books pace per arrival week feeds Mailchimp segments. When the next 30 to 60 days look soft for a Nordic property, the leisure list for that catchment area gets a campaign with the right offer, instead of a generic blast on the calendar.

Pair with Klaviyo

Trigger guest-segment journeys on segment-mix shifts

Klaviyo flows for repeat guests fire on the segments where Benchmarking Alliance shows you are losing share. Transient leisure flows activate when transient RevPAR index drops, group flows when group pace softens, so the right audience hears from you when the index says they should.

Three steps

From Benchmarking Alliance to answers in three steps.

01

Connect securely

OAuth authentication. Read-only by default. We sign a DPA and your admin keeps the keys.

02

Land in your warehouse

Data flows into your warehouse on your schedule. Near real time or nightly, your call. You own the data.

03

Reporting, automation, AI

We build the first dashboard, workflow or AI feature with you, then hand over the keys. Or we stay on for ongoing delivery.

Two ways to work with us

Pick the track that fits how you work.

Track 01

Self-serve

We set up the foundation. Your team builds on top.

  • Benchmarking Alliance connector configured and running
  • Warehouse set up in your cloud account
  • Clean access for your Power BI, Fabric or Tableau team
  • Documentation on what's in the data model
  • Sync monitoring so you're warned before reports break

Best fit Teams that already have a BI analyst or data engineer and want to own the build.

Track 02

Done for you

We build the whole thing, end to end.

  • Everything in Self-serve
  • Dashboards built to the questions your team actually asks
  • Automations between your systems
  • AI workflows scoped to real tasks your team runs
  • Custom apps where a dashboard does not cut it
  • Ongoing delivery at a pace that fits your team

Best fit Teams without in-house BI or dev capacity. You tell us what you need and we deliver it.

Before you book

Frequently asked questions.

Who owns the data?

You do. It lands in your warehouse, on your cloud account. We don't resell or aggregate it. If you stop working with us, the warehouse stays yours and keeps running.

How fresh is the data?

Near real time for most operational systems. For heavier sources we schedule hourly or nightly. You pick based on what the reports need.

Do I need a warehouse already?

No. If you don't have one, we help you pick one and set it up as part of the first delivery. Common starting points are Snowflake, Microsoft Fabric, or a small Postgres start.

How do we get our Benchmarking Alliance data into the warehouse?

Benchmarking Alliance delivers data through the web platform, Excel exports, scheduled email reports and data warehouse imports. We pick up the export your subscription supports, parse the indices and segments, and load them into your warehouse on the same daily cadence the platform refreshes. The historical archive is loaded once at the start.

What if our comp set changes?

Comp-set definitions move when the portfolio or the market moves. We treat the comp-set membership as a slowly changing dimension so historical indices stay correct against the comp set that was in force at the time, and current dashboards run against the new one.

Does it cover only the Nordics?

Coverage is strongest in Sweden, Norway, Denmark, Finland, Iceland and the three Baltic countries, with extensions in Spain and Mexico. If your portfolio sits inside that footprint Benchmarking Alliance is the comp-set provider, and we can layer it next to other benchmark sources for properties outside it.
